A site with a long history in the community
The site is located west of Layhams Road within the London Borough of Bromley. It lies close to King Henry’s Drive and land formerly associated with West Wickham Reservoir.
The site comprises private open land owned by the local family P. Johnson & Son. The land which has been used by dog walkers for the last 10 years, is within the Green Belt but we feel is better described as Grey belt land. Grey belt land is a classification of land within local Green belts that is:
Previously developed, degraded, underused or visually weak; or
Poorly performing against Green Belt purposes; or
Contained by existing development or infrastructure; or
Land that does not strongly contribute to openness or preventing urban sprawl.
It is therefore considered more suitable for development than more sensitive Green Belt land. The site is not within a Conservation Area and does not contain any statutory or locally listed buildings. It is also located within Flood Zone 1, meaning it has a low probability of flooding.
The surrounding area includes a mix of uses, including residential areas, existing road corridors, recreational land and other established uses around Layhams Road and King Henry’s Drive.
