The Proposals

The emerging proposals are for:

  • 46 new homes

  • 50% affordable housing

  • A mix of housing types

  • New play space

  • Landscaping and biodiversity improvements

  • Sustainable drainage

  • Access from Layhams Road

  • Parking and cycle parking

  • Associated infrastructure

 

The application would be submitted in outline, with access and layout included for approval. Other matters would be reserved for later detailed consideration.

Transport And Access

The proposed access would be from Layhams Road.

A Transport and Highways Report is being prepared for the project. It explains that the existing access is proposed to be upgraded to a formal bellmouth priority junction onto Layhams Road, and that car and cycle parking would be provided in accordance with local policy standards. 

 The transport work is considering :

  • Layhams Road

  • King Henry’s Drive

  • Local junctions

  • Road safety

  • Pedestrian access

  • Cycle parking

  • Car parking

  • Public transport connections

 

The transport and Highways report identifies that Layhams Road is a two-way single carriageway subject to a 40mph speed limit, with links towards Corkscrew Hill and Addington Road. 

Drainage & Flodrisk

The Environment Agency Flood Risk Zone map identifies the site as being within Flood Risk Zone 1, indicating a low probability of flooding (less than 0.1%, or a 1 in 1,000 year event), where residential development is acceptable. The site is also assessed as being at low risk of flooding from other sources, including surface water, sewer, and groundwater flooding.

 

The proposed drainage strategy will replicate existing drainage conditions while incorporating allowances for climate change, thereby minimising flood risk to both the site and surrounding areas. A sustainable surface water drainage strategy will be submitted in support of the planning application.
